Microsoft co-founder Bill Gates appears to be trimming the edges of his famed Washington estate, Xanadu 2.0, selling a neighboring Medina property for $5 million.

The four-bedroom, three-bath home up for sale sits directly beside his primary residence and has been part of the tech billionaire’s long-assembled compound since 1995.

Gates originally purchased the 2,780-square-foot house for $1 million as part of a broader buying spree between 1990 and 1997, when he acquired multiple surrounding properties to secure privacy around his lakefront mansion.

The sale comes not long after he publicly stated he would “never downsize,” making this move feel more strategic than sentimental.
