Dawson’s Creek House in North Carolina Sells For $2.74 Million

The waterfront home that served as Dawson Leery’s residence on the hit series Dawson’s Creek has found a buyer, selling for $2.74 million.

Located in Wilmington, North Carolina, where much of the show was filmed, the four-bedroom, four-bath home is instantly recognizable for its white facade and creekside setting.

The 2,465-square-foot residence sits on 1.7 acres along Hewlett’s Creek, which doubled as the fictional “Dawson’s Creek.”

On screen, it was home to Dawson, played by James Van Der Beek. However, it also has a long history before the show made it famous, as it was built in 1880 and has been owned by the same family ever since.

A Closer Look Inside Dawson Leery’s Home

Though the home has seen updates since the series concluded in 2003, its exterior remains immediately identifiable to fans, starting with its 134 feet of water frontage and its iconic private pier.

The land is framed by mature live oaks, magnolias, and pines, creating a layered natural backdrop that defined many of the show’s exterior scenes.

A gentle slope toward the water allows for open creek views and functional site planning, while the depth and width of the parcel offer flexibility for restoration or redevelopment.

Moving beyond the exterior, the ground floor unfolds into a series of living spaces anchored by a large eat-in kitchen, a formal dining room, and an expansive main living room.

In classic North Carolina fashion, the main level extends to a screened-in porch overlooking the backyard and the creek beyond, effectively expanding the living area outdoors.

Upstairs and throughout the bedroom wing, tall ceilings and oversized windows introduce steady natural light and offer the perfect place for friends to sneak into your room.

Final Thoughts

In terms of location, the property’s value lies in its rare waterfront positioning, minutes by boat to Wrightsville Beach, and directly connected to the Intracoastal Waterway.

However, its connection to television history as a major filming location in Dawson’s Creek also adds a layer of sentimental value for fans.

While the series may have ended over 20 years ago, the home will always be associated with the character of Dawson Leery and the breakout role that helped define James Van Der Beek’s career, which will continue to be a lasting symbol of his legacy.
