John Oates Sells Aspen Ranch For $6.9 Million
Hall & Oates singer-songwriter John Oates has sold his longtime Colorado ranch in Woody Creek, just outside Aspen, for $6.9 million.
The couple listed the ranch in June 2026 for $7.5 million and found a buyer in only 10 days before closing the sale at the end of July.
Oates and his wife, Aimee, owned the property for about 35 years, gradually transforming what began as little more than raw land with two deteriorating cabins into a private mountain property with a 4,706-square-foot log-style home.

Inside John & Aimee’s Ranch
While looking for a place to call home in Aspen and before they were married, Aimee encouraged Oates to look into buying a ranch instead of a smaller place downtown.
Having grown up on a farm in Illinois, she pushed for a more rural property, and when Oates first saw the neglected land, he saw the vision for the life they would build together.
Over the years, the couple reshaped the site into a fully developed gentleman’s ranch. Giving the main residence a classic Colorado aesthetic with natural timber, stone, and large living spaces with views of the mountains.
The five-bedroom layout includes a separate but attached caretaker’s suite with its own kitchen and entrance.
The main kitchen has also been fully remodeled, while the property includes a two-car garage and extensive support infrastructure for ranch operations.
Outside, the entire acreage is irrigated and automated. There is a dedicated equipment building for tractors and ATVs, along with a horse stable and ranch manager’s office.
The property also includes two wells, one for domestic use and another for agricultural use, plus a full fire-suppression system supported by an 18,000-gallon buried water tank.

Why Did Oates Sell?
Despite having owned and loved the ranch for over 30 years, Oates and his wife are ready for a change as they spend more time at their home in Nashville.
However, rather than leaving the area entirely, they reportedly plan to move closer to downtown, giving them easier access to town while keeping a home base in the city they’ve spent so much time in.
With the quick sale, the couple can now move on from the ranch while beginning the next stage of their Aspen life.
