NYPD Blue Star Dennis Franz Lists Montecito Estate For $16.5 Million

Emmy-winning NYPD Blue star Dennis Franz and his wife, real estate developer Joanie Zeck, listed their Montecito estate in the exclusive Hedgerow district after three decades of ownership.

It was originally listed in April 2025 for just under $18 million before being taken off the market in December and then relisted at the beginning of 2026 at its current $16.5 million price.

The couple purchased the historic one-story farmhouse in 1996 for $2 million, around the time Franz took home his second Emmy, and then transformed it into a multi-story Cape Cod-style estate.

Once past the gates, the home’s Cape Cod–style architecture comes into view, stretching beyond the tiered stairs that lead to the front door.

The main house forms an L-shape, with a muted brick exterior that contrasts beautifully against the green lawn extending toward the pool.

A Closer Look at The Details

Two videos from Framed by JG offer a closer look at some of the stunning details found throughout the property.

The first video captures how each room transforms from day to night, providing a cinematic glimpse into the atmosphere and experience enjoyed while living here.

The second video offers a more detailed look at the details of the property and how the home flows from room to room, allowing you to feel like you’re walking in Franz’s shoes and getting to know the layout as if it were your own.

Final Thoughts

Dennis Franz and his wife’s decision to list their Montecito estate for $16.5 million is a result of their desire to downsize while staying in the same area.

After retiring from acting when NYPD Blue ended in 2005, Franz shifted his focus to family, travel, and enjoying a more relaxed lifestyle, which their home helped to support.

Today, the estate reflects the same sense of comfort and privacy that has defined those post-Hollywood years, making it a great offer for someone looking to buy a new home in Montecito.
