Steven Levitan’s Former Santa Monica Estate Sees Price Cut To $88 Million

Steven Levitan, the Emmy-winning co-creator of Modern Family, once owned one of Santa Monica’s most architecturally significant private estates.

The compound, which Levitan sold in 2017 for $41 million, returned to the market with a $110 million asking price earlier this year under its current owner, Kevin Washington, the son of a billionaire investor.

The price was recently cut down to $88 million.

The estate sits directly along the 7th hole of the iconic Riviera Country Club and was designed by the late Howard Backen.

Driving up to Levitan’s Former Home

Pulling up to Steven Levitan’s former Santa Monica home, a wide concrete driveway leads straight to a tall, modern gate set into a wood privacy wall, with trees and tightly clipped hedges framing the entrance.

The landscaping is clean and architectural, with rounded shrubs and layered greenery softening the hard lines while keeping the property largely concealed from the street.

From the curb, the home reveals very little of itself, showing that the design prioritizes privacy over curbside appeal.

Inside The Santa Monica Estate

Architecturally, the home reflects Backen’s signature approach to modern California living, emphasizing natural materials, clean lines, and easy transitions between the indoors and outdoors.

Board-formed concrete, vaulted wood ceilings, steel-framed windows, and disappearing glass walls make up most of the design, framing views of the Santa Monica Mountains and the golf course below.

Beyond its striking design, the estate was built with sustainability at its core. Fully powered by geothermal energy, the property is capable of operating off the grid without compromising comfort or amenities.

The grounds include a spa and wellness center, a separate guest house, and multiple recreational spaces, all seen in the posts from Top Closings and Listings.

Final Thoughts

Originally owned by Levitan during the height of Modern Family’s success, the home became a benchmark for Santa Monica luxury when it sold in 2017.

Since then, Steven Levitan has continued to own and trade multiple high-end properties across Los Angeles, including homes in Santa Monica and Malibu, reflecting an ongoing presence in the region’s top-tier real estate market.

Now reintroduced to the market at nearly three times its 2017 sale price, the estate stands as a trophy offering, blending architectural legacy, sustainability, and one of Los Angeles’ most coveted golf-course settings.
