Heather and Terry Dubrow’s Former Newport Beach Mansion Lists For $62 Million
Heather and Terry Dubrow’s former Newport Beach estate is back on the market for $62 million, now owned by medical device billionaire Xu Hang.
The couple originally purchased the lot in 2013 for $4.2 million and spent roughly $21 million building the 20,000-square-foot home from the ground up.
Xu acquired the property from the couple in an off-market deal for $55 million in 2022, marking the most expensive residential sale in Orange County that year.
Set within the guard-gated Crystal Cove community, the home remains one of the largest custom builds in the area.

Inside The Dubrow’s Former Mansion
The Dubrows’ former Newport Beach Mansion, fondly referred to as Chateau Dubrow, has mostly remained the same over the past few years, except for the more personal design pieces that represent the recent owners’ taste. This can be seen in the post from Robb Report.
Even so, the property, positioned at the top of a single-loaded cul-de-sac, is designed to maximize both privacy and views of the Pacific Ocean, Catalina Island, and Newport Harbor.
The four-level layout begins with a central entrance, where a glass-domed foyer introduces the scale of the home and leads to the main living areas lined with floor-to-ceiling glass.
On an upper level, the primary suite features dual bathrooms, a salon, and an oversized dressing area, while six additional bedroom suites and two office spaces are distributed across the home.
Our Top Favorite Spots
With over 2,100 square feet of living space, the mansion has no shortage of unique amenities and luxury spaces. Two of our favorite ones are the entertainment basement and the backyard, both of which Heather once gave tours of on her YouTube channel.
The Basement
The basement is designed as a dedicated entertainment floor, centered around an open-air courtyard that connects to gaming rooms, a bar, a theater, and a glass-enclosed gym.
In the YouTube video above, Heather offers a closer look at how she set up certain areas, including the bar and outdoor entertainment courtyard.
Backyard and Pool
Outside, the property opens to a covered marble-lined patio that stretches across the back of the house with steps leading down to the infinity-edge pool and outdoor dining area.
In this tour, Heather shares that her main inspiration for the backyard was to make it feel like you were in a hotel, which definitely seems like she accomplished.
Why Did The Dubrows Sell?
Heather and Terry Dubrow ultimately chose to part with the Newport Beach estate in 2022 as their lifestyle shifted, with their children grown and the scale of the home no longer necessary for day-to-day living.
The move marked a clear pivot, trading a newly built coastal compound for a more streamlined setup in Los Angeles, where they purchased a penthouse that same year for $14 million.
They have since expanded their LA home by acquiring the unit directly below, creating a larger, multi-level residence tailored to their current needs.
Now back on the market under new ownership, the Crystal Cove estate stands as a fully realized custom build, offering a level of scale, design, and location that is rarely replicated along this stretch of the coast.
